THE CIVIL SCOPE

Built around the work.

Stormwater separation keeps rainfall runoff moving through the stormwater network instead of adding it to wastewater flows. In established streets, the work can include both public network construction and carefully planned property connections.

Livic Civil can support civil delivery from early site checks through construction and reinstatement. Our team includes a registered drainlayer and a team member with experience supporting the separation of more than 250 Auckland properties. The exact investigation, design, consent and connection requirements are agreed with the client, asset owner and appointed technical team.

Understand the existing drainage

Start with available service plans and the approved project information. Where the scope requires private-property checks, coordinate access, record existing conditions, identify downpipes and drainage points, and confirm how connections behave using an agreed test method.

Plan a workable lateral route

Mark proposed routes against the property layout, known services, access and the public network connection. Consider depth, ground conditions and likely rock before settling the construction approach. Further investigation is arranged where the available information is not enough.

Confirm the property-level plan

Record investigation findings and develop clear property plans for review by the appointed designer, client and affected owner. Confirm responsibilities, connection points, approvals and consent documentation before construction proceeds.

Build with residents and services in mind

Plan safe access, service locating, excavation, connection work and reinstatement around the people and assets affected. Keep owners informed about access needs, timing and the proposed handback.

Test, record and hand over

Complete the agreed inspections and tests before covering the work. Record installed routes, connection details and any approved changes, then reinstate the affected areas to the project requirements.

A coordinated project scope

Stormwater separation often crosses public and private boundaries. Livic Civil coordinates the construction interfaces with the client, asset owner, property representatives and design team. Design certification, asset-owner acceptance and statutory approvals remain with the parties appointed to provide them.

From design to handover

A clear sequence takes each separation from investigation through approvals, construction and close-out. Consent and approval requirements depend on the project.

  • A designer or engineer investigates the existing drainage and prepares the proposed separation design.
  • The property owner reviews and signs the proposed design to authorize work affecting their property. This is owner authorization, not a statutory consent.
  • The design is developed into consent drawings and submitted to Auckland Council for building consent and/or engineering approval where required.
  • Once the required approvals are granted, the approved design is issued for construction.
  • A registered drainlayer builds the connections to the approved drawings, including required inspections and testing.
  • As-built drawings record the installed drainage. The certifying drainlayer completes and signs a PS3 for the relevant work and testing against the consented design.
  • Completion documents are submitted to Council. A Code Compliance Certificate is issued where a building consent applies; any engineering approval is closed out separately.

A FEW USEFUL ANSWERS

Good questions.

What is stormwater separation?

It directs rainfall runoff away from wastewater pipes and into the stormwater network designed for it. The required work depends on the existing public and private drainage connections.

Can Livic Civil confirm how a property is connected?

Property checks and connection testing can be included where they are part of the agreed project scope. The method and access arrangements are confirmed with the client and relevant network or design representatives.

Does a separation project include the final property plan?

Property-level records and construction information can be prepared as agreed. Design approval, consent requirements and asset acceptance are confirmed with the appointed designer and relevant authorities.

Who manages stormwater separation in Auckland?

Auckland Council’s Healthy Waters and Flood Resilience team is responsible for stormwater services, while Watercare manages wastewater services. Some projects involve both organisations where the networks and work overlap. Auckland Council explains the water-service responsibilities, and some separation programmes are delivered jointly with Watercare.
